Quarterly Meeting
Villa Run Condo Association
June 18, 2026
Opening prayer by Peggy Dinges
Minutes of March 4, 2026 meeting were approved. Moved by Peggy Dinges and
seconded by Kathy Trimmer.
The board introduced themselves to those present.
Barb introduced Lori Salisbury as our new treasurer.
Lori’s report included: working on unpaid condo fees, announced we will begin
assessing fines on October 1, 2026, IRS situation with unfiled taxes for 2024
calendar year and mistake on 2023 filing, no dues increase due to the IRS
issues.
Residents provided their feedback and asked questions which were answered by
Lori and Barb.
Ed Shell will be starting road repairs in two to three weeks.
Property evaluations will begin soon. Call your area manager if you have any
questions or yard work scheduled for later in the month.
We will begin reviewing and updating our Rules and Regulations and have those
updates reviewed by our law firm as addendums.
No additional drainage work will be done at this time. A new committee will be
formed for further needed repairs.
Our lawn care and snow removal contract has been renewed with Paul Gamble.
The speeding issue continues and was addressed. There was concern voiced
about vendors in Villa Run speeding as well as residents. It is a danger to the
many walkers and their leashed pets.
Rumpke will provide a new larger bin for recycling upon request. Contact your
area manager to request one.
Question of making Villa Run a 55 and older community was researched. There
are several steps to that process including completing an application and
adjusting our documents. It is a costly process that is difficult to enforce. Villa
Run isn’t really a “kid friendly” area and we would need 75% to approve any such
move.
We have evidence of coyotes around Villa Run so be cautious. They are more
aggressive in packs.
Our garage sale was a big success this year. The next one will be in 2028.
Wateer meter notices were put on our front doors. Just call the number on the
notice to make an appointment. Very important that you call to prevent your water
from being turned off.
We will not be going to self-insuring yet. We will provide coverage as long as we
can obtain it.
The annual Villa Run picnic will be held at the Elks on September 23, 2026.
